Multiple Developers / promoters give proposals / offers for joint development of new apartments, after demolishing the old apartments. The proposal / offer needs to be scrutinized carefully to select the Developers
LABA will estimate the maximum floor area that can be constructed usable floor area, common area, number of car and two wheeler parking lots that can be accommodated, statutory compliances required, prevailing architectural, structural and other consulting fees. Fees and Charges to be paid for approvals and obtaining service connections, prevailing construction cost, price of apartments sold in the vicinity of the site and its specifications,. The proposal of developers / promoters for joint venture development will be evaluated with reference to the total floor area offered, floor area of each apartment, common area, amenities, specifications undivided share, free goodwill money, rental charges during the period of construction, floor area of apartments retained by the Developer, number of projects completed by the Developer, credibility of the developer in terms of financial capability, timely completion & handing over, adherence to joint venture agreements and client satisfaction in previous projects
A detailed report will be furnished to the client covering all the above aspects to take a well informed decision for entering into joint venture agreement with the promoter / builder. Clients will also be advised for registrations required under RERA Act and TN Apartments Ownership Act
